Basement and Radon Solutions installed a Sub-Membrane Exterior mitigation system in for Leigh. A 4″ radon depressurization suction line was installed in the crawl space. The vapor barrier covers the crawl space floor and is mechanically fastened to the foundation walls. The suction line under the liner is extended to the left exterior of the home. This is where the radon fan is installed. The radon fan vent pipe from the fan was then extended to just above the roofline to expel the gas safely. Varmint and rain guard PVC exhaust caps are installed on all Basement & Radon Solutions exterior radon systems that prevent rain, debris, small animals and birds from entering the vent pipe, guarding and extending the life of your radon system. If desired the exterior system can be painted in the future for added aesthetics. This 4″ piping system will reduce radon levels in the home up to 33% opposed to using a 3″ suction line line. We also installed a Radon System Alarm. Radon System Alarms are now required on all new residential radon systems. This unit is a vacuum monitoring device utilizing piezo resistive pressure sensor (PPS) technology. This alarm will provide an audible and visual indication to alert the homeowner when the radon system is not moving sufficient air in the event of a power loss to the system. Lastly, we preformed a post radon test that came back at 2.1 pCi/l! It was a pleasure helping Leigh make her new home happy, healthy, & safe again!

BRS Pros helped James by installing a Baseboard Dewatering System. We installed our warranted Baseboard dewatering system complete as estimated along part of the left, rear and part of the right side of the basement. The floor where the system is installed was ground to clean concrete to get rid of oils, sealers, etc. The baseboard system was epoxied to the floor. The wall was covered with a 15-mil liner, secured, fastened and sealed to the baseboard system to control moisture and direct water to the baseboard system. The baseboard system is connected to a sump pump – Pro-Series PS-C33 Combination Backup and Primary Pump was installed in right rear corner of the basement (as looking at the front door). • Automatically switches to battery power when AC fails • Unique monitoring controller detects irregularities, sounds an alarm, and pinpoints problems and solutions on control panel • Primary pump with energy efficient PSC motor is continuous duty rated and water cooled • Primary pump controller allows for adjustable pump run time and exercises pump weekly to extend pump life • Dual float switches provide dependable activation for both primary and backup pumps • Backup will assist primary pump if excessive amounts of water are entering the sump • Maintains and recharges battery automatically • Alarm can be silenced during a power outage • Designed for use with wet cell or AGM / maintenance free batteries • USB Data Port and Remote Terminals connect to external devices such as a PHCC Pro Series CONNECT Module, home automation systems or other devices for remote notification. Basement & Radon Solutions installed a Sub-Slab Exterior radon mitigation system in for Ingo. The radon suction line proposed was installed in the right end of the basement slab. After diagnostics for system performance, a 5″ diameter hole was drilled through the concrete slab to the earth below. This is where a suction pit was then created. A 4″ schedule 40 PVC suction line was installed in the slab, sealed and then extended to the right exterior of the home. The radon fan was mounted on the right exterior of the home. The radon vent pipe was then extended above the roofline to help expel the radon gas safely. The manometer gauge (homeowner radon fan monitoring vacuum gauge) was installed on the suction line pipe in the basement for easy viewing. We also added a Radon System Alarm. Radon System Alarms are now required on all new residential radon systems. This unit is a vacuum monitoring device utilizing piezo resistive pressure sensor (PPS) technology. BRS Pros helped Jeremy with the water coming in the basement and here are some steps we took… Fast Drain – We installed our warranted Fast Drain sub-floor dewatering system. The wall liner was mechanically fastened with nails designed for foundation walls. Protects against moisture, mold, mildew, humidity and wall leaks. Moisture/water behind this anti-bacterial wall liner drains into the Fast Drain system. Mechanically fastening wall liner is a permanent solution opposed to just caulk or tape which will result in future maintenance or failure of the system. It was a pleasure helping Jeremy make his new home happy, healthy, & safe for his family!

BRS Pros did quite a bit of work for Cheryl and here are some steps we took… Mold Remediation – RMR – Phase I of this work consists of cleaning the crawl space sub-floor of wood decaying fungi and organic growth. After cleaning, Phase 2 consists of fogging the crawl space. Phase II will kill 99.9% of mold spores and will inhibit the growth of mold and mildew. Spray Foam – Class A fire rated polyurethane closed cell spray foam insulation was sprayed on the rim joists and sill plates. It prevents air infiltration (unlike fiberglass insulation) and will insulate the wood band plates (rim joists) above the masonry foundation wall. Closed cell foam insulation (moisture and air will not penetrate this product) will fill and seal cracks, cavities and joints. This product application will reduce cold spots in the floor adjacent to the main level walls. Hydra Channel – A clean trench was dug along the full interior perimeter of the crawl space foundation according to manufacturer’s instructions adjacent to the footing. The Hydra Channel engineered fusion welded high strength polyethylene water system will remove storm water up to 70% faster than a pipe and stone system, allowing water to flow freely to the in-ground sealed sump pump/basin. Sump Pump – Installed our GrateSump basin with a removable (flush with floor) lid covered with stone in crawl space. The system includes 1/3 HP cast iron primary pump with dual float cage that protects debris from float. Included is deluxe controller that monitors pump and power conditions and will sound an alarm if problems are detected or a high water warning in the sump. Additionally, it activates the pump weekly to exercise and extend the pumps life. Foundation Vents – Foundation vents were completely sealed with poly-foam insulation from the interior of the crawl space preventing exterior air and moisture into the crawl space. Blanket Insulation – Installed the fiberglass blanket insulation with white vapor barrier to interior perimeter foundation walls. Insulation is 4″ thick which offers an R-13 insulation factor (code compliant for new construction). Insulation was hung approximately 6″ from the top of the interior masonry foundation wall to provide a termite inspection and will cover wall to approximately 4″ off the ground. Wall Liner – Installed our 9-mil white 100% woven reinforced wall liner. The wall liner was mechanically fastened with nails designed for foundation walls to within 6″ of the top of the crawl space foundation wall to provide a complete future termite inspection. Mechanically fastening wall liner is a permanent solution opposed to just caulk or tape which will result in future maintenance or failure of the system. Ground Liner & Radon Ready- Installed our Premium (walk on, store on) 15-mil white 100% woven reinforced radon ready crawl space system. The liner was mechanically fastened with nails designed for foundation walls to provide a permanent fastening system. (Caulking or taping liner to foundation walls is a temporary system and will become a maintenance issue.) The premium ground liner was nailed/sealed approximately 6″ to 12″ above the earth in the crawl space to the foundation wall. A radon piping system was installed below the ground liner. The piping system will be used in the future when the home is tested for radon gas and requires a complete radon system. 15-mil woven ground liner will control moisture vapor and dampness from the ground. Most crawl space liners are partially reinforced, our woven liner is 100% reinforced and tough unlike competitive brand liners that are only 10% reinforced. This product will not off gas (known on Google as “crawlspace cat urine odor”, go ahead and check it out), we guarantee it!! Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to the liner. Dehumidifier – Aprilaire has been the industry leader in residential humidification control since 1954. The Aprilaire Model E100 “Energy Star” rated dehumidifier delivers 23% annual energy savings above conventional products, a high-capacity solution designed for humidity control in crawl spaces and basements. The Model E100 potentially can remove up to 95 pints of moisture per day! Proudly made in the USA. Five year manufacturer’s parts warranty when installed by BRS Pros. Basement & Radon Solutions, BRS Pros, went to give Josh a concrete lift/level of his front walkway slab. How we lift and some facts about our poly foam… *Drilling holes in strategic spots on your slab– holes are drilled in the affected areas of the concrete slabs, usually in a regular pattern and spacing to allow for even pumping of concrete raising material underneath. *Polyurethane foam is pumped in– with the holes in your slab, polyurethane foam is pumped in with the use of a high-pressure injection gun. The material instantaneously expands and fills the voids underneath the slab and in the soil, raising the concrete to its original level. This material also helps stabilize the soil underneath by filling in the gaps and compressing loose areas. *Cost Effective – Concrete raising is typically half the cost of replacing the same concrete. Ultimately, the cost of raising or stabilizing concrete is a direct reflection of how much leveling material the project will require. *Quick-Cure Time – Polyurethane typically cures 15 minutes after injection allowing areas to be fully available in minutes instead of days. *Clean Work Environment – No concrete or grout spatter and no wash-down needed. *Small Holes – Polyurethane concrete raising creates nearly invisible 5/8″ holes with minimal patchwork required. *Lightweight – Weighing only 2-4lbs per cubic foot, high density polyurethane’s lightweight characteristics will not overburden the soil. *Green!– The poly foams we use are environmentally friendly, consisting of 39-49% renewable and recycled materials that are made in the USA. Most poly raw materials are petroleum-based. Our green polyurethane Biobased materials are not only good for the environment, but actually enhance the foam properties. BRS Pros installed a French drain along the right side, rear, left side and part of the left front interior foundation walls in the crawlspace. We also installed a 15 foot lateral drain on the right rear where water was standing on the liner towards the middle of the crawlspace. A Pro-Series Sump Pump was installed in the left front corner of the crawlspace. The crawlspace was then encapsulated with premium 15-mil white 100% woven reinforced liner and made RADON READY by placing a radon piping system underneath the liner. A commercial-grade Aprilaire 1850 dehumidifier was installed. A Hygrometer remote humidity sensor was mounted into the crawlspace so that the homeowner can monitor the humidity of the crawlspace from inside their home. We installed some corrugated piping in the crawl space. This is for in the event of Virginia ever needing to add a radon system later down the road.Ā Ā 6. We then installed a 9 mil liner to the walls of the crawl space. This liner is a white 100% woven reinforced liner on the foundation wall. The wall liner was mechanically fastened/sealed to the foundation walls.Ā 7. We also installed a 15 mil liner to the ground of the crawl space. This liner is our premium (walk on, store on) 15-mil white 100% woven reinforced radon ready crawl space system liner. The 15-mil woven ground liner will control moisture vapor and dampness from the ground. This product will not off gas (known on Google as crawlspace cat urine odor”), we guarantee it!! Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to our liner.Ā 8. We installed an Aprilaire 1820. This model removes up to 70 pints of moisture a day! It also comes with a 5 year manufactures warranty. Proudly made in the USA.Ā 9. Lastly, we installed a hygrometer to the crawl space. This is a remote temperature and relative humidity meter stand alone unit with one remote sensor. The wireless remote sensor was mounted in Virginia’s crawl space to give her an accurate reading of relative humidity in the crawl space. Mold Remediation: Removal of all fungus/mold contaminated sub-floor insulation and moisture vapor barrier from crawl space and dispose to landfill. Crawl space sub-floor wood components were cleaned and deodorized for wood decaying fungi and organic growth. After cleaning an EPA registered fungicide is completely fogged throughout the crawl space. It will kill 99.9% of mold spores and will inhibit the growth of mold and mildew.2. Installed a French Drain: Install French drain perimeter of the crawl space slab (excluding right of laundry room) after removing existing failed drain system. The French drain consists of a 4 plastic water channel and 3/4″ washed stone. The French drain system will be connected to our sealed sump pump/basin in the crawl space. Then, the discharge was extended to the exterior on the left side of home. The drain was then connected to the ice cop, 3 inch drain, and a bubbler pot.3.The Sump Pump: Installed the GrateSump basin with a removable (flush with floor) lid covered with stone in the left front corner of the concrete pad (as looking at the front door). The system includes a 1/3 HP cast iron primary pump with a dual float cage that protects debris from the float. Included is a deluxe controller that monitors the pump and power conditions. It will sound an alarm if problems are detected or a high water warning in the sump pump. Additionally, it activates the pump weekly to exercise and extend the pumps life.4. A Radon Pipe: A 4″ suction pipe was installed. In the event the home is tested for radon in the future and found to be elevated, this component will be used with the additional exterior radon system to correct radon levels.5. Installing our liners: Installed 9-mil white 100% woven reinforced liner on the foundation wall. The wall liner will be mechanically fastened/sealed to the foundation walls.Installed our Premium (walk on, store on) 15-mil white 100% woven reinforced liner. The premium ground liner was nailed/sealed approximately 6″ to 12″ above the ground to the foundation wall. 15-mil woven ground liner will control moisture vapor and dampness from the ground.Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to our liner.6. Insulation: Installed our 2″ thick (R-13) Thermax rigid closed cell insulation over the foundation wall liner. Class A fire-rated. The THERMAX rigid insulation was mechanically fastened to the foundation wall and the crawl space door to insulate the perimeter exterior walls.7. Lastly, we installed a Hygrometer: A remote temperature and relative humidity meter stand alone unit with one remote sensor. The wireless remote sensor was mounted in Taylor’s crawl space to give them an accurate reading of relative humidity.It was a pleasure helping Taylor make his home happy, healthy, and safe!”
